"Seller shall at Closing, have removed all personal items and trash from the Property ..."The standard is 'broom swept' in NY and NJ; I'll ping Barbara the Agent and ask for her opinion.
It's usually "broom swept" so the new owner should be able to move right in. (Of course they will clean the place again). it may pay to have her cleaning person come in for an hour or two if possible. Should someone (Scott?) Check with Barbara?
